What Shortens a Repaint's Life

A finish is only as sound as the surface underneath it. These are the conditions worth identifying before any paint goes on.

Paint bonds to the surface it is applied to. When that surface is damp, delaminating, or already losing its grip on the previous coating, even an excellent product applied well will not last the way it should.

Most of these problems are inexpensive to address before painting and expensive to address afterward, which is why they are worth raising while your project is still being scoped — with us or with whoever you hire.

Common questions about painting your home's exterior in the Kansas City area.

The ideal window for exterior painting in the KC metro is late April through mid-October, when temperatures consistently stay between 50 and 90 degrees Fahrenheit with low humidity. We watch forecasts closely and will not apply paint outside of manufacturer temperature and humidity specifications. Spring and fall often deliver the best conditions, while midsummer can require early morning starts to avoid extreme afternoon heat.

With proper preparation and premium paint, our exterior paint jobs typically last 7 to 10 years — roughly double the industry average. South- and west-facing walls take more UV punishment and may show wear sooner. Our Best tier, with two coats applied over primed repairs and bare wood — the first sprayed and back-rolled, the second sprayed — is built to deliver the longest service life we offer. We recommend being proactive about repainting every 4 to 6 years to protect your investment before issues develop.

We spray exterior surfaces. On our Best tier, the first coat is sprayed and back-rolled — the paint is worked into the surface with a roller immediately after it is sprayed — and the second coat is sprayed. Our Good and Better tiers are sprayed without back-rolling. Trim and detail areas receive a sprayed finish on both the Better and Best tiers.

We do not paint exterior surfaces when temperatures drop below 45 degrees. While some paint cans suggest 35 degrees, moisture and wind cause the actual surface temperature to drop below the air temperature. We always err on the side of caution to ensure proper adhesion and a finish that lasts.

We love working on older homes — they have so much soul and character. During your in-home consultation, we’ll walk through the condition of your surfaces together and talk openly about what level of prep and finish makes sense for your vision and your budget. We’ll take care of the cracks, holes, and bigger issues so the paint looks beautiful and lasts, but we’ll also preserve the authentic feel that makes your home special.

On our Better and Best tiers, yes — every project begins with a thorough power wash to remove dirt, mildew, chalking, and loose paint, and we allow adequate dry time before any primer or paint is applied. We then follow up with additional hand preparation and sanding to create the ideal bonding surface. On our Good tier, power washing is available billed hourly plus materials.

Absolutely. We paint vinyl siding, cement fiber (HardiePlank), stucco, brick, wood siding, aluminum, and more. Painting brick requires extensive prep — our pressure washing removes dirt, mildew, and efflorescence, followed by two coats of 100% acrylic latex paint for the best durability. Each substrate requires specific preparation and product selection, which we identify during your estimate.

We never trample your grass. We lay drop cloths over plantings, cover concrete, pavers, walkways, and decks, and mask all fixtures, windows, and doors before any painting begins. Our crews clean up the work area daily. At the end of the project we perform a full property walkthrough with you to make sure everything is exactly as it should be.

We monitor weather forecasts continuously and will never apply paint when rain is expected within the manufacturer-specified dry window. If weather interrupts a project, we secure all surfaces and materials and resume as soon as conditions allow. Rain delays do not affect the quality of your finished project — your Project Manager will communicate with you throughout.

Exposed wood will rot around doors and windows. Stucco can crack from water and sun damage. Caulk dries out and loses flexibility, letting moisture into places it shouldn't be. Moisture from vines or ivy creates ideal conditions for mold and mildew. Being proactive about exterior painting protects the structure of your home, increases curb appeal, and prevents costly repairs down the road.

You do not need to be home. Most of our exterior work happens on the outside of your home, so interior access is rarely needed. We send daily photo updates so you can see progress in real time, and your Project Manager is always just a phone call away.
